What is a SIRS (Structural Integrity Reserve Study), and does my building need one?
A Structural Integrity Reserve Study (SIRS) is a study of a condominium or cooperative building’s major structural components and the reserves needed to maintain them. Florida strengthened these requirements after the 2021 Surfside collapse (SB 4-D and later amendments).
Which buildings does it apply to?
In general, the SIRS requirement applies to buildings that are three stories or more. The rules have specific criteria and deadlines that have changed over time.
Why this directory does not show a per-building SIRS status
This directory is built from DBPR’s public registration registry, which does not include a building-height field. Because the SIRS requirement depends on height (and other criteria we cannot determine from this data), we deliberately do not display any per-building SIRS or compliance status. Doing so could produce false or misleading conclusions about specific buildings. For SIRS questions about a specific association, consult the association directly or a qualified professional.
